For many Malaysians, living in a high-rise, whether it’s a condominium, serviced apartment, or small office/home office (SOHO), is the norm. But as EV adoption grows, one of the biggest questions these residents face is: Can I install an EV charger if I live in a high-rise?

Unlike landed properties, installing chargers in high-rises comes with extra challenges. From shared power distribution to management approval, wiring access, and safety regulations, the process can feel overwhelming. Many EV owners have heard conflicting stories or faced rejections, leaving them unsure of where to start.

The challenges of installing in high-rises

Here are some of the most common hurdles EV owners face when trying to install chargers in condos and apartments:

  • Management approval: Residents usually can’t just install a charger in their parking bay. Approval from the management committee is required, which can involve lengthy meetings and paperwork.
  • Building power capacity: Many older high-rises were never designed with EVs in mind. Electrical upgrades may be needed if the building can’t support additional load.
  • Metering and billing: Who pays for the electricity? Without clear metering or sub-metering, committees worry about unfair costs and disputes.
  • Cable routing through common areas: Running power to a parking bay often requires passing through shared property, raising safety and regulatory concerns.
  • Upfront and ongoing costs: Management bodies are cautious about who pays for installation, maintenance, and future upgrades, especially if only a handful of residents own EVs.

These challenges don’t mean installing a charger is impossible, but they do explain why the process is often more complicated than in a landed home.
